Balephuil House is a traditional stone-built croft house full of rustic charm situated in the township of Balephuil. 

This comfortable 4-bedroomed house is located about a mile up the Balephuil road, along a quiet road known as the Sliabh, second house on the left with entry round the back.

The cottage has an open aspect across fields and is on the edge of a bird conservation area(corncrakes) and is ideal for walking, cycling, birdwatching and windsurfing.

The house has recently been modernised with new air-source central heating and hot water, new windows, new bathroom, and also redecorated.

It is a 15 minute walk (2 mins drive) to stunning Balephuil beach, a favourite of windsurfers and artists. Going south it is a mile from Balemartine and the nearby Blue Beyond art gallery and the Farmhouse Café which is ideal for a quick lunch.  Other beaches are easily accessible.

ACCOMMODATION

GROUND FLOOR

The downstairs has sanded floors throughout.

Sitting Room - this is cosy room with an multi-fuel stove, sofa and two armchairs. There is a flatscreen Smart TV with iPlayer/Netflix, DVD/Blu-ray player, and CD player.

Kitchen/Dining Room - this is a well-appointed country-style kitchen with washing machine, dishwasher, cooker with fan-assisted oven, fridge freezer, microwave, and Sonos music system.

Double Bedroom - this large downstairs double bedroom has a fitted carpet, solid wood frame double bed, wardrobe, large pine chest of drawers and armchair and is next to the bathroom - convenient for older guests.

Bathroom - this recently re-fitted family bathroom has a shower above the bath and chrome towel radiator.

FIRST FLOOR

The upper floor has fully fitted, neutral carpets, throughout.

Double Bedroom - this airy double bedroom has solid wooden furniture.

Twin Bedroom - this is a spacious room with two single beds and storage.

Single Bedroom - a small room for a child/baby with a single bed.

FACILITIES AND SERVICES

The property has low carbon emmissions air-source central heating providing heat throughout and hot water all day. All electricity, Wi-Fi and linen - towels and bedding - are included in the price.   The sitting room has a wood burning stove with fire guard.  Logs can be obtained locally. Travel cot, high chair, baby gate, and baby bath available. Refuse and recycling bins at outside gate. 

DIRECTIONS TO THE HOUSE

From the ferry continue through Scarinish, to Crossapol along the coast road towards Balemartine, turning right up the Balephuil road. After a mile, passing Main Road Farm, turn left along a minor road known as the Sliabh, second house on the left.

OUTSIDE SPACE AND PARKING

Sunny front garden with open outlook. The back garden has drying facilities, picnic table, and a home built barbecue. There is gravel covered off-road parking for two cars by the house. 

RESTRICTIONS

Sorry, no smoking, no pets. Generally Balephuil House is available from Saturday to Saturday but flexibility allowed.
